KFCH recently sealed an agreement with the Employees Provident Fund to sell its 22-storey Wisma KFC for RM90 million and lease back the building for 10 years.
Johari says the group is in talks with several investors on the sale and leaseback arrangement. He says the disposal could be in the form of an outright sale or via a special purpose vehicle that would issue asset-backed securities.
QSR group completed its , restructuring in April, which saw the company emerging as its majority shareholder in KFCH via subsidiary CI Enterprise Sdn Bhd. It also resulted in KFCH holding a 100% stake in poultry-based Ayamas, while Pizza Hut Holdings (Malaysia) Sdn Bhd became a wholly owned subsidiary of QSR.
Johari says KFCH has completed the divestment of its non-core businesses comprising money-lending,plantations, a soya bean factory, Sabang restaurants and the Seattle's Best Coffee franchise in the third quarter of last year.
He says the group will now focus on its three brands KFC, Pizza Hut and Ayamas.
Moving forward, Johari says for the next six months, the group will set up more KFC-cum-Pizza Hut drive-throughs in Petaling Jaya and Penang. He says the new outlets will cost RM 1.5 million each. QSR now has four drive-through outlets in major towns.
He says the group plans to set up 16 Pizza Hut outlets and a similar number of KFC outlets each year over the next five years. Johari says it will adopt a "kiosk" concept for KFC outlets in suburban i areas to cater for a smaller crowd.
